Contacting the seller
directly |
| Traditional real estate
practices prevent the agent from contacting the seller directly. Unless otherwise directed, realtors from other agencies, who
represent buyers, may communicate directly with the seller regarding a
perspective buyer. You
may submit purchase contracts directly to the seller or, if you prefer, you
may submit the offer to the listing agent. |

Commission |
| Sellers pay a co-op broker
commission as stated in MLS. |

Agency Disclosure Form |
| Our clients are represented by a
real estate agent; so when making an offer, please indicate the Listing Agent's name
on the Agency Disclosure form in Part
I |

Offering Advice
To Sellers |
| Our clients
are not licensed real estate agents, and they do not necessarily understand
the implications of advice that comes from an outside agent.
We encourage our clients to talk to their listing agent
when they have a question about their listing; however they do not always
do so. |

Our clients ARE (by real estate standards) represented by an agent; so if your advice or
opinion is solicited, we respectfully request that you refer them to
their listing agent, who will be happy to discuss their issues with them in
a confidential manner. |

Contract Negotiations |
| Most agents seem to feel
comfortable speaking directly with our clients regarding showings or
contracts; however we understand that others do not. If you prefer going
directly through the agent, we will participate as needed. For simple
contracts, working directly with the seller usually goes fairly smoothly. If
that becomes difficult, contact the listing agent or the Broker, if needed. |

Accepted Contracts |
| When working directly with a
seller (without the assistance from the listing agent), please notify the listing agent
of an accepted contract. |
|
Earnest Money |
| We prefer that earnest money
checks be held by the selling Broker. HLS does have an escrow account
if needed. |
